Commercial Parking Lot Restriping Case Study:
Shawnee Mall (4901 N. Kickapoo Ave., Shawnee, Oklahoma)

Revitalizing one of Shawnee's largest commercial parking facilities through strategic nighttime operations, enhanced traffic flow, and long-term pavement marking durability.

Project

  • Client: Shawnee Mall, Location: 4901 North Kickapoo Avenue, Shawnee, Oklahoma

  • Project Scope: Complete parking lot restriping and traffic-control marking refresh across a major regional retail center.

  • Materials Used: Sherwin-Williams® Water-Based Traffic Paint (Yellow & White)

  • Execution Schedule: Multi-night operation conducted primarily during overnight hours

  • Project Size: 1,582 Parking Spaces, 36 Accessible Spaces, 142 Directional Arrows, 10 Crosswalks, and Nearly 7,000 Linear Feet of Traffic Control Striping

Executive Summary & Client Objectives

The Challenge

  • Large retail centers face a unique challenge when pavement markings begin to fade. Customers depend on clear parking layouts, visible crosswalks, directional guidance, and properly designated accessible spaces to navigate safely. At a property the size of Shawnee Mall, deteriorated striping can create confusion, increase liability exposure, and diminish the overall appearance of the facility.

  • With more than 1,500 parking spaces and thousands of daily vehicle movements, the project required a systematic approach that would restore visibility while minimizing disruptions to tenants, customers, and business operations.

The Strategy

  • Implement a comprehensive overnight restriping program that allowed work to progress safely during periods of reduced traffic volume. By performing the majority of the work at night, the project team could maximize productivity, maintain uninterrupted access to businesses, and significantly reduce the risk of vehicles tracking through fresh paint.

The Value Proposition

  • Transforming a heavily trafficked commercial parking lot into a highly visible, organized, and professionally marked traffic environment that improves customer experience, supports ADA accessibility requirements, and protects the property's long-term value.

Scope of Work & Technical Specifications

Parking Stall Restriping

  • Precision layout and restriping of approximately 1,582 standard parking spaces throughout the mall property to restore visibility and maximize parking efficiency.

ADA Accessibility Enhancements

  • Restriping and designation of 36 accessible parking spaces, including associated access aisles and required pavement markings to support accessibility compliance and customer convenience.

Traffic Flow & Navigation Improvements

To improve circulation throughout the property, the project included:

  • 142 directional arrows

  • 41 stop-bar stencils

  • 10 pedestrian crosswalks

  • 64 medium hash-mark zones

  • 32 large hash-mark zones

  • 28 extra-large hash-mark zones

These markings help guide vehicles safely through the parking lot while clearly identifying pedestrian areas and restricted zones.

Traffic Control Striping

Installation of:

  • Approximately 4,875 linear feet of single yellow line

  • Approximately 2,000 linear feet of double yellow line

  • Striping around 15 light pole protection areas

These markings establish clear traffic lanes, improve visibility during peak shopping periods, and reinforce safe driving behavior throughout the property.

The Engineering Process: Execution & Quality Control

Phase 1: Surface Evaluation & Preparation

Expertise Note: Long-Term Performance Starts Before Paint Is Applied

  • Commercial traffic paint is only as effective as the surface beneath it. Dust, debris, oil contamination, loose aggregate, and deteriorated markings can significantly reduce paint adhesion and shorten service life.

Prior to application, work areas were evaluated and prepared to provide a clean surface capable of achieving maximum paint performance and longevity.

Preparation procedures included:

  • Removal of loose debris

  • Mechanical cleaning of striping paths

  • Detailed inspection of traffic-control zones

  • Surface preparation in high-wear traffic areas

This foundation helps ensure crisp line edges and improved durability under heavy daily vehicle traffic.

Phase 2: Strategic Night Operations & Site Management

The Nighttime Advantage

Projects of this scale benefit tremendously from overnight execution.

By working during periods of reduced traffic volume, crews were able to:

  • Maintain uninterrupted access to mall businesses

  • Reduce congestion around active work zones

  • Improve worker safety

  • Increase production efficiency

  • Minimize the likelihood of vehicles driving through uncured paint

The overnight schedule also allowed large sections of the property to be completed with fewer interruptions, resulting in a cleaner and more consistent finished product.

Phase 3: Precision Application

All pavement markings were applied using Sherwin-Williams water-based traffic paint, selected for its:

  • Fast drying characteristics

  • Excellent daytime visibility

  • Environmental compliance

  • Strong adhesion to asphalt surfaces

  • Resistance to wear from heavy commercial traffic

Special attention was given to maintaining uniform line widths, consistent spacing, and highly visible traffic-control markings across the entire property.

Operational Logistics & Commercial Property Advantages

Maintaining Business Continuity

  • For retail properties, accessibility is critical. Closing parking areas during peak operating hours can create inconvenience for customers and negatively impact tenant activity.

  • By scheduling the majority of work overnight, Shawnee Mall was able to maintain normal business operations throughout the project while still receiving a complete parking lot refresh.

Large-Scale Project Efficiency

  • Projects of this magnitude benefit from a systematic workflow that allows crews to maintain production momentum while ensuring quality control across thousands of individual markings.

  • The combination of efficient layout planning, strategic sequencing, and nighttime operations allowed the project to progress smoothly while maintaining consistent workmanship across the entire property.

Project Results & Long-Term Asset ROI

Enhanced Curb Appeal

  • Freshly striped parking lots immediately create a more professional appearance. Clear markings communicate that a property is actively maintained and focused on customer safety.

  • For a regional shopping destination such as Shawnee Mall, first impressions begin in the parking lot long before customers enter a store.

Improved Traffic Flow

  • The installation of 142 directional arrows, 41 stop bars, and multiple traffic-control markings creates a more intuitive driving experience and helps reduce confusion in high-traffic areas.

Reduced Liability Exposure

  • Clearly marked crosswalks, accessible parking areas, traffic lanes, and restricted zones help support safer vehicle and pedestrian movement throughout the property.

  • Well-maintained pavement markings also demonstrate proactive property management and risk mitigation.

Long-Term Durability

  • The combination of proper surface preparation and commercial-grade Sherwin-Williams traffic paint helps maximize the lifespan of the markings despite constant exposure to Oklahoma weather, UV radiation, and daily vehicle traffic.
